20 Great Real Estate Deals

Today, there are almost 4,000 single-family homes for sale in Westchester.  A heck of a lot of homes, and that doesn’t include townhomes, condos, co-ops or multifamilies. How does one sift through them? We asked Lynn Harmonay of Sotheby’s International Realty in Chappaqua for the current best buys in our county. She chose a bunch: “To make my short list, it must be interesting and a value—not necessarily the least expensive,” she says. And warns: “This list may bring on property lust.” Here are her top 20 great real estate picks from various real estate companies—with Harmonay’s reasons for why you should grab one now.

Shrub Oak

The Stats: 3 bedrooms, 2½ baths, 1900 square feet, 1.01 acres, $8,582 estimated taxes.
The Nifty Details: This home sits on a serene country road within walking distance to—the JV mall, stores, and the Taconic Parkway. It has a great patio, waterfall, and fish pond.

The Nifty Details: “Charming” 1900 farmhouse featuring a spacious renovated kitchen with granite counters.
Reasons to Buy: “This is a cute starter house and a great price for a house so close to the town pool. A short NYC commute, too.”  

125 Revolutionary Rd

The Stats: 3 bedrooms, 2 baths, 2200 square feet, 1.25 acres, $18,083 estimated taxes.
The Nifty Details: Although secluded, this blue and yellow contemporary, the Westchester retreat of super-cool home furnishings designer Karim Rashid, is a five-minute walk to the Hudson River and the train station. It is one of 12 homes built by innovative architect Carl Koch, once described as the “grandfather of prefab,” that remain. You can buy it with or without some of Rashid’s original prototypes and furnishings.

Reasons to Buy: “This house was first listed at $589K. The buyer is getting it at almost what it sold for eight years ago. Great price.”

The Nifty Details: This gatehouse cottage, originally built in 1870 for financier Jay Gould, is constructed of handcut granite and limestone and has a slate roof. It has its original floors, staircase and doors, high ceilings and lots of light.
Reasons to Buy: “Talk about buying the least expensive house in the best neighborhood you can afford! This house, originally listed at $825K comes with the rights to the locked beach and mooring area right down the street, past the gazillion-dollar houses on Rye Street. I wish I could buy it.”

The Stats: 2 bedrooms, 2 baths, 1185 square feet, $6,652 estimated taxes. Reasons to Buy: “Here’s your chance to live in your very own castle, complete with a turret and drawbridge. The price started at $1,199,000—how many castles can you buy for under a mil in Westchester?”

New Rochelle

The Stats: 4 bedrooms, 2 baths; 2202 square feet, $15,817 estimated taxes. The Nifty Details: This house, with an open floor plan with new windows, granite kitchen counters, and a beautiful view, is in the Bayberry community.
Reasons to Buy: “One of the best aspects of owning a home in Bayberry is…the Bayberry Pool Club, a co-operatively-owned club comprised of two-hundred families. The club has an Olympic–size swimming pool, two tennis courts, a basketball court, a game room, and an outdoor café. The club also runs a children’s program.
