Multiple Engines Power Mount Kisco

All roads in Northern Westchester seem to lead to Mount Kisco, and they’re carrying a growing crowd of shoppers, office visitors, medical clients, and fun-seekers. Burgeoning demand in the retail, office, medical, and entertainment segments has made it one of the county’s hottest commercial locations.

In many ways, the development grew out of Mount Kisco’s place as the literal hub of Northern Westchester. “Mount Kisco is a connector for probably 10 towns around us, and there’s nowhere much to shop in many of them,” says Todd Albright, Princeton Realty Group founder. “Retail-wise, there aren’t many places like this, where economic and demographic segments mix.”

From Los Angeles-inspired fashion boutique Yogi’s Paw to mass-market mainstay Target, Mount Kisco offers one of the widest selections of retailers in the county. The Gap is in Mount Kisco, but so is New York Dolls, a homegrown boutique catering to fashion-conscious women.

You’ll also find specialty shop Hudson Valley Olive Oil—or you can visit ShopRite or the new Stop & Shop. The town mixes big-box stores with hyper-local retailers, to give consumers a full spectrum of choices and landlords a variety of tenants. 

One black eye on Main Street, the former Borders bookstore, will soon house one of several retail tenants, according to Kevin Kane, vice president of the Saw Mill Club and past president of the Mount Kisco Chamber of Commerce. 

“The restaurant market is on fire, too,” Kane adds, mentioning Winston, the three-story New American restaurant with a sizzling rooftop bar scene, and Via Vanti, a contemporary Italian restaurant located in the train station, as just two examples of the renaissance. Others include Little Drunken Chef, the fourth Mount Kisco eating spot for owners Bonnie Saran and Viktor Solarik, who also operate Little Kabab Station, Little Spice Bazaar, and Little Crepe Street. 

When it comes to the strong office market, Mark Blandford, senior vice president at Diamond Properties, points to Mount Kisco’s proximity to affluent towns, including Bedford, Chappaqua, Armonk, Katonah, and Pound Ridge. “They’re all towns that feed into the Mount Kisco market. There have always been a lot of wealth-management tenants because Mount Kisco is close to the owners’ homes and to their clients,” he says.

While there is not a lot of true class-“A” office space in Mount Kisco, there are many properties available at reasonable rates, Blandford notes. “Mount Kisco has historically had a pretty balanced inventory,” he says. “It’s not overbuilt.”

Then there is Mount Kisco’s place in the healthcare market. Northern Westchester Hospital, Mount Kisco Medical Group, and Westchester Health Associates are just three of the many space-gobbling medical entities. Blandford adds that “The hospital’s recent partnership with North Shore-LIJ is infusing a lot of capital into the market, which increases the demand for medical spaces.” Medical facilities also draw traffic, which in turn helps retailers and restaurateurs. 

Mount Kisco also boasts unique entertainment and recreational opportunities. One of the newest is Studio 22, a boutique studio on Kisco Avnue that combines indoor cycling with yoga. 

Another is Rockin’ Jump, a trampoline park on North Bedford Road. It’s one of the newest tenants at The Park, a mixed-use property that also houses Grand Prix NY, Spins Bowl, Canine Kindergarten, and Saw Mill Club East. Diamond Properties owns the facility, which also houses Safe Haven Self Storage and The Wine Enthusiast. Estate Motors, the Goldens Bridge Mercedes dealership, is seeking approval from the town to relocate to the site.

These four healthy segments make Mount Kisco a robust commercial real estate market. There’s strong symbiosis among them, and they are all, in turn, fed by the network of roads that lead to the hub of Northern Westchester.
