Westchester One Offers a Multi-Million-Dollar Upgrade

The office building seeks to become the premier space for businesses in Westchester County through a multi-million-dollar renovation.

The Westchester One building, located at 44 South Broadway in White Plains, is undergoing a series of renovations that will provide a reimagined office space for businesses.

The host of improvements to the 907,000-square-foot space include a renovated lobby, cafeteria, and tenant lounge, along with infrastructure enhancements. Capital improvements that have already been completed include a redesigned entrance plaza and streetscape as well as power adjustments, a new LEED roof, and similar accommodations that earned the building a BOMA Award and Energy Star certification.

The Class-A building, which is situated 34 minutes from Manhattan, bills itself as a convenient location for office space, in proximity to New York City, all Westchester airports, and the surrounding suburbs. The 21-story space offers large floor plans and amenities including a conference center with presentation facilities. On the first floor, meeting and event venue Serenity Labs offers drop-in coworking and secure onsite meeting space.

Westchester One boasts the city of White Plains’ highest parking ratio of three spaces per 1,000 square feet; 2,600 parking spots are available in the attached parking garage and parking annex with controlled security gates, upgraded lighting, and 24/7 monitoring, plus an additional, 7000-vehicle parking area. For those without access to a vehicle, Westchester One offers shuttle service to the nearby White Plains train station.

Renovations first began in 2018, but the latest series of improvements are designed to turn the space into a premier office location. “Ownership has executed on a multi-million-dollar renovation program that has resulted in best-in-class amenities, including café, employee lounge, updated lobby and modern art displays, as well as significant upgrades to HVAC, elevators and the parking garage,” says broker Steven Baker of Cushman Wakefield. “The building’s ideal location offers tenants and their employees easy access off I-287, access to Metro North Train into NYC and close proximity to the best restaurants and shopping in White Plains.”
