Former Life: The two reinforced concrete factory buildings were built in 1905 and 1920 on the Tuckahoe/Yonkers border. They total 240,000 square feet and boast some Beaux Arts exterior details. The Bronx River runs directly behind them. Hodgman Rubber Company occupied them until 1980, making, among other things, raincoats for US servicemen during World War II. New Life: In 2000, a developer, Scarsdale Associates, gutted the factories for 88 luxury one-, two-, and three-bedroom rental units. It also transformed an adjacent 1807 stone cotton mill into a charming restaurant. In 2006, the owners converted the buildings to airy, loft-style condominiums, renovating the apartments and upgrading the fixtures and finishes. The old smokestack still stands, though the complex is more high-end hotel than industrial loft space.
