Big Residential Projects Keep Coming in Yonkers and White Plains

In March, both the Yonkers Industrial Development Agency and the Westchester County Industrial Development Agency approved a total of seven residential projects. The four Yonkers projects, $108.3 million in private investments, will yield 100 new housing units and keep 311 units; create 156 construction and 57 full-and-part-time jobs.

Parkledge Preservation, LLC will renovate the affordable, low income Parkledge Apartments at 220-250 Yonkers Avenue. Roofing, insulations, and building front will be repaired; elevator cables, water- and energy-saving measures and security upgrades will be added. No tenants from the 311 apartments will be displaced during the year of construction.

Dayspring Community Center and Daysping Commons, in the Nodine Hill neighborhood in southwest Yonkers, will be built by Westhab Inc. The former church property at 320 Walnut Street will be renovated for the Dayspring Community Center. Dayspring Commons, a six-story building at 227 Elm Street, will house 63 affordable units and a two-story, 55 space parking garage. The building will include a social service office, laundry, 24/7 security, and other amenities.

A commercial and nine-story residential building will be built at 9-11 Riverdale Avenue (above) in the Getty Square neighborhood by Erin Construction & Development Co. The building will have 2,150 square feet of commercial space and 29 rental apartments with a rooftop terrace, plus a 700 square foot common area.

Eight workforce-housing units will be built at 78-80 Morningside Avenue, an Opportunity Zone property, by 78-80 Morningside LLC with the Community Preservation Corporation. The two-bedroom units will be rented for $1,800/month. Opportunity Zones were federally designated to incite development in underdeveloped areas.

The three White Plains projects mark $1.2 billion in private investments, with an estimate of more than 1,800 residential units, 3,000 construction jobs, and 500 full-and part-time jobs.

Hamilton Green (above), four residential buildings with 860 units, will be built by WP Mall Reality, LLC on Hamilton Avenue, the former White Plains Mall location. There will be office, retail and restaurant space, and a 956-space parking garage.

Lennar Multifamily Company will build two towers with 814 apartments, retail, and restaurant space and 932 parking spots at 60 South Broadway (pictured above). The first phase of construction will start June 2020 and end September 2022. The second phase taking from June 2022 to September 2024.

Waterstone (pictured above), a five-story development, will house 132 independent senior-living units with a four-story parking garage built at 120 Bloomingdale Road. National Development has offered to build a 13,000 square-foot park, temporary parking, and $1.2 million donation to White Plains Affordable Housing fund. Construction will take 22 months.
