70 Pier Street Will Offer Transit-Oriented Apartments in Yonkers

The first of three multi-family buildings that neighbor the Ludlow Metro-North Station breaks ground in Yonkers.

The groundbreaking of 70 Pier Street in Yonkers is the first step in transforming the Ludlow neighborhood into a vibrant, mixed-use, transit-oriented community. The building, which will be adjacent to the Ludlow Metro-North station, is a commuter’s dream.

Recently, Mayor Mike Spano and city officials, alongside Ginsburg Development Companies founder and principal Martin Ginsburg, celebrated the groundbreaking of the four-story multifamily building.

The $11.5 million development will have a total of 36 apartments. On the ground floor there will be retail space, the building’s lobby, and amenities for residents. Although the building is located near the Metro-North Ludlow station, there will be also be indoor parking for 35 cars.

“70 Pier Street serves as a neighborhood gateway and centerpiece to the master redevelopment plan for Ludlow Park,” says Mayor Spano. “Combined with a new waterfront park, I am proud the City of Yonkers, along with GDC, will transform the Ludlow community and provide the largest investment here in over 40 years.”

Prior to this project, an office and garage used by the Yonkers Parking Authority occupied 70 Pier Street, which GDC purchased back in June 2017. In part of its revitalization plan, GDC will revamp the existing public space known as Abe Cohen Plaza. The City of Yonkers received a $1.2 million grant from Empire State Development, which will contribute to the improvements to the plaza and other streets near the Ludlow Metro-North Station.

The plaza will receive new paving, fresh landscaping just in time for the warm weather, sidewalks, benches, an entrance arch, a sculpture, and a new clock tower.

“70 Pier Street and the revitalization of Abe Cohen Plaza are relatively small projects that will have a big impact as they create an exciting new gateway to the Ludlow neighborhood for those arriving at the Metro-North Station. We will create a new sense of place with market-rate rental apartments, new neighborhood retail, and a beautiful new public space in Abe Cohen Plaza. This new development will enhance the quality of life for existing Ludlow Park residents and for GDC’s future residents as we begin a major investment in this community,” says Martin Ginsburg.

70 Pier Street is just a preview of what the City of Yonkers has in store for the 35 acres of land around the train station. Looking ahead, plans have already been approved for Phase One of Bridgewater North, located at 150 Downing Street. This will become a seven-story, 208-unit apartment building boasting 131 one-bedroom units and 77 two-bedroom units.
