If you’ve been looking for a new apartment in Westchester lately, you might have had a sneaking suspicion that Westchester isn’t exactly affordable. RentCafé just crunched the numbers and surprise: Your suspicions weren’t wrong.
In the latest numbers from May 2019, taken from RentCafé’s sister site Yardi Matrix, Westchester by and large had the priciest average rents north of New York City. (We’ll forgive them for calling us “upstate” since they did prove we were right.)
On the whole, average rents increased by 2.5% year-over-year for May, rising to $1,442 per month, nationally. White Plains, however, took top spot as the most expensive locale north of the Bronx, with a monthly rent nearly double the national average: a whopping $2,792.
When adjusted to include cities with a lower rental stock, Ossining came in second with an average monthly rent of $2,321 in May, while New Rochelle ranked third at $2,113 and Yonkers sixth at $2,026.
Mount Vernon and Peekskill also placed highly on the list, with monthly average rents of $1,808 and $1,672, respectively, placing them at numbers 9 and 11.

You can, however, score an apartment for only $860 (the cheapest surveyed) … if you’re willing to trek up to Cheektowaga in Erie County, that is.
