These days, most of the buzz around new residential development in Westchester centers on vertical-living projects in urban downtowns. But not everyone is enthralled with the idea of big-city life. Taking a totally different approach is Kingfield in Rye Brook, built by Pawling-based Sun Homes. The community of new luxury homes is located on 31 acres of land situated behind a King Street office park (Trust us, it’s way better than it sounds), ringed by a half-mile walking trail that encircles the property’s perimeter and is adjacent to the Doral Arrowwood golf course.
Kingfield’s 110 units are a mix of single-family and townhomes, in styles from Transitional to Traditional to Contemporary. Three different townhome models range from 2,423 square feet to 3,447 square feet and are priced from $997,000. (Yes, you read that right: a spacious new-construction option for under $1 million in Westchester!) Two different single-family home models are available, starting at $1.45 million and ranging from 3,248 square feet to 4,726 square feet.
Homes at all price points boast two-car garages and lower-level entertainment areas, as well as access to property amenities, including a striking Mid-Century Modern-style clubhouse, designed by renowned firm Gabellini Sheppard, offering pool, cabanas, kitchen-and-bar area, lounge room, and fitness center. (Bonus perk: a shuttle to and from the Port Chester Metro-North station is available.)
High-quality construction and myriad customization options are a big part of the development’s appeal, says Josh Rogull, Kingfield’s director of sales. In addition, he explains, Kingfield offers a much-coveted maintenance-free lifestyle, with HOA fees covering exterior maintenance needs, landscaping, and snow removal, plus homeowner’s insurance on the structure and all amenities. This lure is proving strong: At press time, a total of 25 homes had either closed or are reserved with deposits. Construction is expected to finish in 2021.
