Tarrytown’s Transit-Oriented Mixed-Use Development Seeks Approval

The project comprises a warehouse that will be renovated into self-storage and retail space with three stories of residential units, plus a freestanding building that is being rehabbed for a brewpub.

A new transit-oriented mixed-use development proposed directly across from the Metro-North train station in Tarrytown continues to make its way through the village approval process.

Located at 29 South Depot Plaza, the project comprises a 20,000-square-foot warehouse that will be renovated into ground-level self-storage and retail space with three stories of residential units for a total of 69 units. There is also a 4,000-square-foot freestanding building that is being rehabbed for a brewpub with a regionally known brewery.

For now, the project has hit the pause button because a “small piece of land belongs to the MTA,” and the developer, Lexington 202 Group LLC of Bedford Hills,“needs to finalize a leasing component with them,” according to Bryan Lanza of Houlihan Lawrence Commercial, which has just been named exclusive leasing agent for the project. Michael Criscuolo of Houlihan Lawrence’s Irvington office is handling the residential leasing.

Once those details with the Metropolitan Transportation Authority are in place, the development will go back to the Planning Board, Lanza said, adding that he is in “strong talks” with a national day care center about an 11,000-square-foot lease in the larger building.

The Tarrytown Metro-North station has the second highest ridership on the Hudson Line with nearly 6,000 commuters daily, he added.

When final village approvals are in hand, construction should take about 18 months, Lanza said.
