99 Wildwood Rd, New Rochelle

The best of both worlds—Old World charm comfortably blended with high-end modern amenities all wrapped in a sophisticated, updated 1928 Tudor in the Larchmont Woods section of New Rochelle. “This property is in the ideal location—walking distance to town and the train,” says listing agent Paul Sarlo. “Larchmont Woods is filled with charming and unique homes—no cookie cutters here!” The four-bedroom, three-and-a-half-bath property is packed with distinctive features through three levels of living space, including nine-and-a-half-foot wood-beamed ceilings; a sunken living room with the original stone fireplace; an upscale eat-in-kitchen with pendant lighting, stainless steel appliances, and French doors opening to a formal dining room with cleverly built-in shelving; an updated master bedroom suite and a third-floor bedroom suite; finished lower-level storage, and crown molding and hardwood flooring throughout. The careful planning continues outdoors with a Tuscan-style pergola patio and a rear yard landscaped for privacy. Set on a small lot, the property’s one-of-kind features more than make up for the lack of land. For more information, contact Coldwell Banker listing agent Paul Sarlo at (914) 906-0716 or visit

Landscape Design Tips from Hilltop Farms
When it comes to landscape design, size doesn’t matter. That’s according to Brian Panessa, owner of Hilltop Farms in Croton-on-Hudson, who believes regardless of size, every home can benefit from landscape design to enhance appearance and increase value. In addition to creating a concept using plants and other elements, Panessa says “budget, existing terrain, and entertainment plans also come into play.” To start, he advises homeowners take the following steps:

·      Complete a site analysis of the existing site, which will also serve as a reality check for the designer—defining the terrain and existing issues.

·      Complete a needs analysis to determine exactly what you want to accomplish.

·      Set a realistic budget based on the amount you can spend for the results you want.

Once these steps have been completed, the designing can begin! But, not without taking into consideration existing plants and gardens, climate, site drainage, lighting, building codes, and literally, the lay of the land, among a host of other details. In the end, Panessa believes landscape design is worth it and can be one of the few changes that can result in a complete return on investment. Adding Hummingbirds to Your Home’s Landscape

Fascinated by the “flying jewels” otherwise known as humming birds? Take advantage of a chance to learn how to attract them to your own yard on Saturday, June 30, at 10 am, at the Outdoor Discovery Center of the Hudson Highlands Nature Museum (entrance on Muser Dr, across from 174 Angola Rd, Cornwall). Environmental educator Pam Golben will share interesting information about hummingbirds, including how easy it is to attract them to your landscape, and guide participants in assembling a small hummingbird feeder to take home. The limit is one feeder per family, although additional kits will be available for purchase. The session ends with a walk, guided by Golben, through the Center’s fields to observe hummingbirds in action and learn which plants attract them. Admission: $7 for adults (museum members, $5), $5 for children, ages 5 to 12 (museum members, $3). This event is not recommended for children under age 5. For more information, visit or call (845) 534-5506, ext 204.
