House of the Week: Armonk Antique Up for Auction!

Last featured in this space as a House of the Week in May at $1.499 million, this three-story 1880 antique Victorian—possibly one of the last authentic Victorians left in Westchester—is now up for auction. “It’s a wonderful opportunity for a buyer to purchase an historic Victorian at below market value,” says listing agent Amy Smith Sroka.  “The traditional way of selling homes, particularly antiques, really doesn’t work well. We’re hoping an auction will draw people in.” This 3,884 square-foot antique also happens to be brimming with history. According to Smith Sroka and listing partner Joanna Rizoulis, the first Catholic Mass in Armonk was held in the property’s carriage house in the early 1900s; it served as a boarding house in 1910; and, in 1929, it had the distinction of being the first house in Armonk to have plumbing. Its pre-Revolution foundation upheld an even earlier home that was burned by the British on their retreat from Pound Ridge in 1779 and later replaced by Chauncey Brundage—a descendant of Westchester’s early settlers. Thanks to more than a century of dedicated owners, the property has kept up with the times while retaining its historic charm. The current homeowners not only restored the home’s period details, but incorporated luxury upgrades (including updated baths and a heated in-ground pool and spa), and updated its mechanical and electrical systems—even installing three-zone central air conditioning. To continue the storied property’s evolution, architectural plans for a kitchen renovation and expansion are included in the purchase. Prudential Douglas Elliman 3Q Market Report

Overall, the housing news is encouraging for Westchester. According to Prudential Douglas Elliman’s 3Q market report, not only do the findings show an increase in the number of home sales (up 21.9% from this period last year) but a 9.8% drop in inventory during the same timeframe—a combination that makes it the fastest growing market pace in five years. While single-family sales led the way with a 25.9% increase from last year, a 7.6% rise in condo sales also contributed to the positive picture. The news wasn’t quite as encouraging on the high end of the spectrum with median prices in the luxury market remaining 13.8% lower than a year ago. Although the report indicates housing prices remained relatively stable with the median sales price dipping by 1.1% to $490,000 from the past year’s figure of $495,625, the average home size dropped by 1.7%.

Brunch/Lunch & Learn about Mechanical and Plumbing Noise

Murphy Brothers Contracting’s next brunch/lunch and learn is set for Wednesday, October 24, with a choice of two presentation times—9:30 am or noon—at Murphy Brothers (416 Waverly Ave, Mamaroneck).
