Make Green Upgrades Now, Pay Later

If lack of ready cash has been holding you back from making your home more energy-efficient, help has arrived. A new state program offers a financing option that allows New York homeowners to make energy-efficient upgrades and pay for them through monthly payments added as a separate line item to their electric and/or gas utility bill. In addition to home ownership, eligibility requirements for the On-Bill Recovery Loan Program include participating in a comprehensive home energy audit to identify energy-efficient improvements, a credit score of at least 640 (or a history of satisfactory utility bill and mortgage payments), and an acceptable income/debt ratio. Repayments at a low interest rate of 2.99 percent begin in June. Introduced on January 31, the loan up to a maximum of $25,000 is designed so that projected energy savings equal or exceed payments. Spaulding Landscape Architects Honored for Creative Solution

Spaulding Landscape Architects, LLC, headed by Nancy Offenbach Spaulding and Bradford Kent Spaulding, received the 2011 Honor Award from the Connecticut Chapter of the American Society of Landscape Architects (CTASLA) for their “1/8th Acre Oasis.” Their award-winning innovative design solution for an Old Greenwich residential property incorporated the principles of feng shui and sustainable design. Their challenge: creating a design making the most use of a small space (a 50-foot by 110-foot property that’s smaller than a tennis court) while using sustainable materials and techniques. The Spaulding solution: replacing the asphalt driveway and concrete pavers with bluestone from a local quarry, reducing the lawn from 2,000 square feet to a 200-square-foot circle, and populating the space with native plants and groundcovers to eliminate yearly mulching.
