A Live-Work-Play Development Sprouts in Pleasantville

If “Live. Work. Play.” is your ethos, Pleasantville is a pretty good spot to call home. The charming village boasts eminent walkability, a Metro-North station smack in the middle of town, a weekly, year-round farmers’ market, and the popular Jacob Burns Film Center. It’s also taken on a decidedly more urban vibe lately, with the addition of several new restaurants and boutiques boasting a NYC feel. It’s not surprising, then, that Greenwich-based developer Jordan Errico was drawn to the village as the ideal location to build 39 Washington, a mixed-use project consisting of 23 luxury rental apartments, plus 8,400 square feet of retail space.

“Other towns in Westchester are already doing this, and we felt Pleasantville had great potential. It’s a walkable village that’s attractive for people moving up from the city,” Errico notes.


The residences at 39 Washington (studios, one-bedrooms, one bed
rooms with dens, and two-bedrooms, with lease prices starting at $2,000 per month) boast all the bells and whistles necessary for luring the Millennials, downsizers, and young urban families who are the target demographic: open-concept layouts with 10-foot ceilings, sleek kitchens with stainless-steel GE kitchen appliances and quartz countertops, custom closets with built-ins, and high-end finishes throughout the units.

The healthy list of building amenities includes a package concierge in the lobby, full gym with Matrix equipment, media room with pool table and wet bar, storage lockers, a dog-wash station, bike racks, electric-car-charging stations, and even a cold-storage closet for residents’ grocery deliveries.


“We aimed to put out the best product possible. We wanted these rentals to feel more like condos and wanted to create an environment of warmth,” Errico explains.

Errico is optimistic about the project’s success. Leasing started in January and there has been “very strong interest,” he notes. Doubling down, Errico is planning another mixed-use property in Pleasantville — 80 rental units with 7,000 square feet of retail space — on the corner of Washington Avenue and Manville Road.
