The property names say it all: Coastal Court, Marina Court, and Harbor Court. Clearly, for Elk Homes, Mamaroneck’s position as a waterfront town is a big selling point — one worth promoting. But it’s not just Mamaroneck Harbor and the Long Island Sound that have the Rye-based developer, which was founded in 2000, tripling down on the town. Co-owner Gary Hirsch also cites Mamaroneck’s walkability, diverse downtown, easy access to transportation, and vibrant and multifaceted population as draws. “This is a great community for residents,” says Hirsch, “and people are looking for this kind of housing option. That’s a successful formula for us and for residents.”
The company’s latest project, Coastal Court (128 Library Lane), was completed this summer. It consists of three luxury townhomes, each with two bedrooms, 2.5 baths, and private two-car garage. The spacious townhomes (from 2,500–3,100 sq. ft.) have 9- and 10-foot ceiling heights throughout, plus high-end touches that include Thermador and Bosch appliances, Silestone and marble countertops, custom cabinets, and white-oak wide-plank floors. Energy-saving features are also abundant: high-efficiency air handlers and condensers, LED light fixtures, gas clothes dryers, high-efficiency water heaters, and Nest thermostats. The two larger units also have their own elevators (!), and all three have access to private rooftop terraces with Long Island Sound views. They are priced from $1.095 million to $1.495 million.

Hirsch expects the units to sell quickly, citing a strong group of “people downsizing who want to stay in the area.” The size of Coastal Court’s units are also a draw, he says, noting that while downsizers often “say they want a 1,200-square-foot apartment, once they realize what that means, they prefer a larger space.”
Directly across the street is Elk Homes’ Harbor Court (108 Mamaroneck Ave), a three-story, six-unit luxury rental building which was completed in 2015 and is fully leased. The company’s third Mamaroneck location is Marina Court (422 E Boston Post Rd), which was developed in late 2017. The 13-unit residential building features one-, two- and three-bedroom luxury rentals.
