White Plains Office Space Transforms Into 1 Martine Luxury Apartments

Ginsburg Development just completed the county’s first major office-to-residential redevelopment — a growing trend in the post-pandemic world.

Westchester’s Ginsburg Development Companies (GDC) has joined with county and city officials to celebrate the transformation of a former office tower into luxury rental apartments in White Plains, now called 1 Martine at City Square.

Martin Ginsburg, founder of GDC, now marks 1 Martine at City Square as the latest addition to his portfolio alongside the numerous existing properties GDC owns and manages throughout Westchester. 1 Martine at City Square represents the blending of Ginsburg’s appreciation for art with the bustling atmosphere of city living. “Nothing about 1 Martine is cookie cutter or ordinary. Our apartment layouts are truly unique, and our art-inspired amenities create a SoHo vibe that is quite unexpected in Westchester County,” Ginsburg says.

The former office tower is now the home to 188 loft-style apartments with spacious features that combine luxury with urban influences and artistry. Each apartment offers SoHo-inspired kitchens, designer bathrooms, and extra-large walk-in closets, among other unique features.

And residents no longer need to travel to New York City to experience the beauty and tranquility of Central Park, as the parking garage for 1 Martine and GDC’s adjoining The Metro apartment building is topped by City Square Central Park, a private one-acre park that holds waterfalls, walking paths, outdoor dining, and putting greens. Other luxurious amenities include 24/7 concierge service, a roof deck that will be available for events and private parties, a state-of-the-art fitness center, cinema screening room, and more. 

Furthering Ginsberg’s love of art, 1 Martine also boasts a 20,000-square-foot public art gallery on the ground floor that will offer original paintings and reproductions, sculptures, and home décor at discounted prices for renters. A new common space will also house a contemporary art collection featuring numerous Hudson Valley artists.

Studio, 1-bedroom/1-bath, and 2-bedroom/2-bath apartments range in size from 425 to 1,170 square feet, with monthly rents ranging from $2,250 to $5,450.

While 1 Martine at City Square is the first major office building in Westchester to be converted into luxury rental apartments, Ginsburg does not believe it will be the last in a post-pandemic world. “1 Martine at City Square is not only Westchester’s most exciting luxury rental, it’s also a transformational development that is setting a trend for rental housing in this region. With more and more people working from home, empty office buildings may become new residential apartments,” says Ginsburg.
