New Rochelle is in the midst of redeveloping the city and has accomplished multiple formative projects in the past few years, including the groundbreaking LINC, the New Rochelle Transit Center, and its zoning efforts. The upcoming transformation of New Rochelle’s shoreline will hopefully draw in visitors and have a positive impact on downtown lifestyle with ample walkability, parks, and residential housing.
The City of New Rochelle announced on Thursday, January 30 its plan approval for Pratt Landing, a mixed-use waterfront development. Once complete, the development will redefine and reconnect the city’s downtown to its vibrant shoreline. This milestone paves the way for the project’s official launch, which recently went through a comprehensive public review process. In addition to revitalizing this portion of the city, the project highlights New Rochelle’s commitment to transparency, collaboration, sustainability, and inclusive growth.

Alongside the State of New York and the New York-based development firm Twinning Properties, the City of New Rochelle will reshape the former industrial brownfield site which lies along the Long Island Sound. The mixed-use community is projected to feature over 300 residential units, including 99 condominiums, a hotel, over 40,000 square feet of commercial space, and thoughtfully integrated public amenities. Anchoring the development is the historic restoration of the New Rochelle Naval Armory, which will be revitalized to include dedicated veteran housing and community spaces.
Currently on New Rochelle’s city yard sits an abandoned concrete batching plant and a historic naval armory. It may not be known that the city’s Main Street is a quick 10-minute walk to the waterfront. Pratt Landing is on the job to ensure locals and visitors alike know the potential of this walkable destination.

Once complete, Pratt Landing will boast approximately 800,000 square feet of residential space, 150 hotel rooms, onsite parking, and a reimagined Armory Drill Hall to be used as a premier event and community gathering space. The refurbished shoreline will be designed by acclaimed landscape architects Mathews Nilsen Landscape Architects and include educational signage, walking paths, park areas, and observation points.
Additionally, the architects are incorporating sustainable green building practices and coastal resiliency measures to protect the shoreline against climate change.
The Pratt Landing design team is being led by Robert A.M. Stern Architects (RAMSA). Construction of Pratt Landing is set to begin in 2026 and anticipated to reach completion by 2029.
